Should I Sell My Chandler AZ Home Now or Wait Until 2027
If you own a home in Chandler and you have been going back and forth on whether to sell now or hold off until spring 2027, you are not alone. This is one of the most common questions I am getting from homeowners right now. Some of you have heard that spring is always the best time to sell. Some of you are waiting to see what prices and rates do next year. And some of you are just not sure, so you keep putting off the decision. So let me give you the honest answer I give every seller who asks me this in person, backed by real Chandler numbers going all the way back to 2010. Waiting for spring has not paid off lately. Homes that sold in spring 2026 did not sell for more than homes that sold in fall 2025. What spring did bring was a lot more competition. Nobody can promise you what prices will do in 2027, and I will never pretend I can. But if you are ready to move, the data points toward pricing it right and listing now. Let me show you exactly why.
What the Chandler Market Looks Like Right Now
Before I give you my opinion, let me show you where the market actually stands. Here is September 2026 compared to September 2025 for Chandler residential homes.
Median sale price: $522,450 this September, compared to $530,000 last September. That is about 1.4% lower.
Homes for sale: 808 this September, compared to 905 last September. That is about 11% fewer homes competing with yours.
New listings: 302 this September, compared to 309 last September. About the same.
Homes that went under contract: 168 this September, compared to 233 last September. That is about 28% fewer.
Homes sold: 220 this September, compared to 229 last September. About the same.
Median days on market: 49 days this September, compared to 56 days last September. Homes are selling about a week faster.
Sales are also holding up for the year. About 2,245 Chandler homes sold from January through September 2026, roughly 3.7% more than the same stretch of 2025. So prices are basically flat, there are fewer homes for sale than a year ago, and homes are selling a little faster. That is not a market that is falling apart. It is a market that rewards sellers who price it right.
Does Waiting for Spring Get You a Higher Price
This is the big one, and it is the reason I wanted to write this post. I went back and looked at what the median sale price was every September, and then what it was the following April, May and June. Here is what I found.
If you sold in September 2023, the median was $500,000. The next spring it was $545,000 in April, $525,000 in May and $560,000 in June.
If you sold in September 2024, the median was $515,000. The next spring it was $520,105 in April, $545,000 in May and $550,000 in June.
If you sold in September 2025, the median was $530,000. The next spring it was $505,000 in April, $520,000 in May and $540,000 in June.
Look at how that changed. If you waited from fall 2023 to spring 2024, the median was roughly 5% to 12% higher. If you waited from fall 2024 to spring 2025, it was roughly 1% to 7% higher. But if you waited from fall 2025 to spring 2026, April came in about 5% lower, May about 2% lower, and June only about 2% higher. The reward for waiting has gotten smaller every single year, and this year it basically disappeared.
I want to be fair about one thing. A monthly median moves around depending on which homes happen to sell that month, so I would not read too much into any one number. But when you look at the pattern across three years, the story is clear.
And here is something that surprises a lot of sellers. Late fall has not been a fire sale either. In 2023, 2024 and 2025, the October through December medians stayed close to September, sometimes a little higher and sometimes a little lower. There are fewer buyers during the holidays, but there are also fewer sellers competing with you.
Spring Sells Faster but Not for More
Now let me give the spring crowd some credit, because part of that advice is true. Homes do sell faster in spring. In 2026, the median Chandler home took 39 days to sell in March and about 42 to 46 days in April and May. In January it took 52 days.
But faster is not the same as more money. Spring 2026 sellers got their homes sold sooner than fall 2025 sellers, and they still did not get a better price.
Right now the median is 49 days, which is about a week faster than last September. The slow stretch you want to avoid is the holidays and January. In each of the last three years, days on market climbed from September into December. So if you list this fall, the goal is to price it right from day one instead of drifting into the holidays.
One more thing worth knowing. The days on market numbers I am using count the full time a home has been on the market, even if the seller pulled it and relisted it. The 2026 numbers suggest more Chandler sellers are doing exactly that, which I wrote about in my post on why 196 homes expired in Chandler last month.
What Waiting Until 2027 Really Costs You
Waiting is not free. It costs you in three ways.
The first is competition. Every year Chandler inventory grows from January into spring. In 2025, homes for sale jumped from 692 in January to 975 in April, about 41% more. In 2026, it went from 758 to 915, about 21% more. January 2026 alone brought 408 new listings, the most of any month this year. If you wait for spring, you are listing into a crowd.
The second is holding costs. Every month you wait, you are still paying your mortgage, taxes, insurance, HOA, utilities and upkeep. Just as an example, if those add up to $3,500 a month for you, waiting six months costs you $21,000. A spring price bump would have to make that up, and lately it has not.
The third is the one I am watching most closely right now. The number of Chandler homes going under contract has dropped every month since April, from 300 down to 168 in September. That is the lowest September of any year I pulled, including 2010, 2020, 2023, 2024 and 2025. Homes going under contract today are the closings of the next month or two, so it tells me buyers are getting pickier. That does not mean prices are about to fall. It does mean the sellers who are priced right are the ones who will sell.
When Waiting Does Make Sense
I am not going to tell you everyone should sell this fall. That would not be honest. Waiting can absolutely be the right call for you if your home needs repairs or updates you can finish in a few months that would clearly help it show better. It can make sense if your life timing points to later, like a school year, a job change, or a new home that is not ready yet. It can make sense if you have a great low mortgage rate and no real reason to move, because giving up that rate is a real cost and a very personal decision. If you are close to a tax milestone like the two year mark for living in your home, talk to your CPA before you list. And if you simply cannot net what you need at today's prices, let's sit down and run your numbers together before you decide anything.
But if none of those fit you and you are ready to go, the numbers say there is no good reason to sit and wait for spring.
How to Sell Well This Fall
In a market where buyers are pickier, the sellers who win are the ones who price it right and stand out. Here is how I help my sellers do both.
I use what I call the 10 day showing formula. Your first 10 days on the market tell you everything. If you get 10 showings and an offer, you are priced right. If you get 10 showings and no offer, you are likely 2% to 3% over market. If you get fewer than 10 showings, you are likely 3% to 8% over. We adjust fast instead of letting your home sit and go stale.
My VIP Sellers sell 47% faster, are 37% more likely to sell, and net 3.1% more. Every one of my listings gets Zillow Showcase, which brings 75% more views and a 2% higher sale price. And my Certified Pre Owned Home Program gives you a pre inspection, professional media, a 12 month home warranty and a buyer satisfaction guarantee for $1,995. When buyers are being picky, that kind of confidence matters.
I also help sellers use a 2/1 rate buydown instead of cutting their price. On a $712,000 loan at 6.87%, a 2/1 buydown saves the buyer about $909 a month in year one, or about $10,911 for the year, at a total cost of about $16,498. Ask me how that compares to a price reduction on your home.
The Big Picture
If you have owned your Chandler home for a while, you are probably sitting on serious equity. The median Chandler sale price in September was about $172,750 in 2010 and $375,000 in 2020. Today it is $522,450. That is about 39% higher than 2020 and roughly three times 2010.
Today's market is also nothing like either of those years. In September 2010, the median home took 79 days to sell. In September 2020, it took 26 days. Today it takes 49. Well priced homes sell, and overpriced homes sit.
