Chandler AZ Market Report November 2026

I know, I know. A market report. You would rather be reading about literally anything else. Stick with me for three minutes and I promise you will know more about the Chandler market than your neighbor who just checked his Zestimate.

Here is the headline for October 2026. Chandler home sales dropped about 15 percent in one month. I checked that number three times, then made my coffee stronger and checked it a fourth.

If you stopped reading right there, you would think the sky is falling. Please do not stop reading right there. The sky is fine. It is actually a gorgeous shade of Arizona blue right now.

Why the Sky Is Not Falling

Fewer homes closed in October, but look at what buyers were actually doing. 197 homes went under contract, almost exactly the same as September. And the homes that sold went from listed to sold in 62 days on average, 5 days faster than the month before.

Then there is my favorite number in this whole report. Only 15 listings expired in October. Fifteen. In a city the size of Chandler, that is roughly the number of people who show up to an HOA meeting on purpose.

So buyers are still writing offers, homes are selling faster, and almost nobody is giving up and pulling their listing. That is not a market in trouble. That is a market catching its breath before the holidays.

What Actually Changed in October

The big shift is that buyers got a lot more to choose from. Active listings jumped about 11 percent in one month to 665 homes. New listings were up too.

Months of supply rose from 2.68 in September to 3.5 in October. In plain English, if nobody listed another home starting today, it would take about three and a half months to sell everything on the shelf. Five to six months is considered balanced. So Chandler is still leaning toward sellers, just with noticeably less swagger than it had a month ago.

Prices eased a little too. The median sale price came in at $517,500, down about 1.4 percent from September. The average sale price was $589,593, down about 5.6 percent. That is a nudge, not a nosedive.

One more number worth knowing. The average new listing hit the market at $645,544, while the average home that sold closed at $589,593. They are not the exact same homes, so it is not a perfect apples to apples comparison, but it tells you sellers coming to market are aiming higher than what buyers are paying right now.

If You Are Thinking About Selling

Here is the good news. With only 15 expired listings, the data says homes priced right are selling. The sellers who are struggling are mostly the ones who started too high and are now chasing the market down.

Pricing high and planning to reduce later is a little like showing up to a first date in a tuxedo. Bold move. Rarely goes the way you hoped.

With more competition on the market than last month, pricing based on what homes actually sold for in September and October matters more than ever. Not what a neighbor got in 2022. Not what a website guessed.

If you want an edge without cutting your price, ask me about the 2/1 rate buydown. A seller funded buydown lowers the buyer’s rate by 2 percent in year one and 1 percent in year two, which can save a buyer over $900 a month in that first year. I advertise that payment publicly on Zillow through MyState MLS, which most agents cannot do because they only list on ARMLS. Buyers shop by payment, so showing them the payment gets their attention.

If You Are Thinking About Buying

If you have been waiting for a sign to start looking, consider the 665 active listings in Chandler your sign. Possibly 665 signs. Some of them are literally in yards.

You have more choices than you did a month ago, prices on sold homes eased in October, and with more homes competing for your attention, sellers are more open to negotiating on price, repairs, and concessions.

Payment is where the real savings can be. Through my VIP Buyer platform I have access to assumable mortgages with rates as low as 1.99 percent, plus seller funded buydowns that can lower your payment significantly. Find a home you love, make sure the payment fits comfortably, plan to stay a while, and let me do the negotiating.

The Bottom Line

If October were a basketball game, sales took a few bad shots, but the team is still very much in it. Contracts are steady, homes are selling faster, and almost nobody fouled out.

Chandler is not a market in trouble. It is a market where buyers have more options and sellers need a sharper strategy. Whether you are buying or selling, that strategy is the part I love.
