How to Find the Best Real Estate Agent in Chandler AZ | What Nobody Tells You
The Questions Most Sellers Never Think to Ask
Most people interview real estate agents by asking how long have you been in real estate or how many homes have you sold. Those are reasonable starting points but they tell you almost nothing about whether this agent is right for you in today's Chandler market.
The questions that actually matter are harder to ask and harder for an average agent to answer well.
How are you going to determine the right price for my home? Not what price do you think I can get but specifically how do you arrive at a number that the market will actually support in 2026 when 34% of Chandler listings are sitting with price reductions.
What are you going to do if my home does not sell in the first couple of weeks? Every agent has a plan for when things go well. Almost none of them have a clear answer for when they do not.
What specifically are you going to do to market my home beyond putting it in the MLS? Because putting it in the MLS is the starting point not the marketing plan.
How are you going to make my home stand out against the other 608 active Chandler listings competing for the same buyers?
What happens if I am unhappy with your service?
And the most important question of all. What are you willing to guarantee?
If an agent is asking you to sign a contract committing you to them for six months it is completely fair to ask what they are willing to commit to you.
The Biggest Red Flags When Interviewing a Chandler Agent
The agent who tells you everything you want to hear is the one you should be most cautious about.
If you interview three agents and they all tell you your home is worth $650,000 and then one comes in at $725,000 that fourth agent does not necessarily know something the others do not. Sometimes they are just trying to win the listing by telling you what you want to hear. They price it high, you sign the agreement, the home sits for 60 days, and then they ask you to reduce the price. By that point you have lost your best window to sell and the buyers who saw the home at the original price are long gone.
Watch out for agents who cannot clearly explain their marketing strategy beyond the basics. If the plan is put it on Zillow, take some photos, put a sign in the yard and hope that is not a marketing strategy. That is the minimum.
Watch out for agents who immediately default to reducing the price every time there is a problem. Price is one lever. A skilled agent looks at the price, the presentation, the condition, the competition, the buyer feedback, the financing structure and figures out which lever actually needs adjusting.
Watch out for discount agents. When an agent works for a reduced commission they have less financial incentive and often fewer resources to invest in your marketing. The money you think you are saving on commission can easily be lost in a lower sale price or a transaction that falls apart because the agent did not have the tools or the motivation to see it through.
And for buyers the most important red flag is an agent who is simply waiting for you to send them homes you found online. Your agent should be actively looking for opportunities you cannot find yourself. If they are just scheduling showings for properties you discovered on Zillow that is not representation. That is a scheduling service.
What makes working with me materially different? That is the question every agent should be able to answer clearly. If the answer is I work hard, communicate well and really care about my clients those are things you should expect from every professional. That is not a differentiator. That is the minimum standard of competence.
What I Actually Put in Writing for Every Seller
I want to be completely transparent about what my VIP Seller Agreement actually contains because I think it is the clearest way to show you the difference between what most agents promise and what I am willing to guarantee in writing.
The Buyers in Waiting Guarantee. Your home is immediately exposed to my database of pre-qualified buyers who are actively searching for properties matching your criteria.
The Home Sold Guaranteed. In the unlikely event your home does not sell within the term of our agreement I will extend the listing for an additional 90 days and reduce my sales commission to zero percent for any sale during that extension. You read that correctly. If I do not sell your home I work for free.
The Communication Guarantee. You will receive weekly updates on the progress of your sale and your calls will be returned within 24 hours. If I fail to return your call within 24 hours you receive a $100 credit against my commission at closing.
The Honest Promises Guarantee. I will tell you exactly what I can do, how I operate, and what I will not do upfront in clear language in a written agreement. If I fail to honor that agreement you receive a $500 credit against my commission at closing.
The Reality Based Selling Price Guarantee. I will not promise you an unrealistic price to win your listing and then wear you down with low offers. Your home will sell within the agreed price range or I credit you the difference up to 25% of my commission.
The Qualified Buyers Guarantee. I will not ask you to leave your home for a showing unless the buyer is pre-qualified and genuinely interested. If a buyer I procured fails to close because they did not qualify financially I credit you $1,000 against my commission on your next sale with me.
The Cancellation Guarantee. You can cancel your listing agreement at any time before receiving an offer if you feel my service does not live up to my promises. No lengthy lock-in. No heavy cancellation fees. Just a $50 MLS withdrawal fee.
These are not marketing slogans. They are written into the agreement you sign with me on day one.
What I Actually Put in Writing for Every Buyer
My VIP Buyer Agreement is equally specific about what I commit to in writing.
The 72 Hour Home Tour Guarantee. Your home search starts immediately not someday. I guarantee your first showing appointment is booked within 72 hours of signing our agreement and that you will tour at least three homes matched to your criteria within your first three days including off market and coming soon properties others cannot show you. If I fail to book your first appointment within 72 hours you receive $100.
The Communication Guarantee. Your calls are returned within 24 hours or you receive $100.
The Buyer Satisfaction Guarantee. If you purchase a home through me and are not happy with it within 24 months I will buy it back or sell it for free. Your choice. This is a $22,800 value written into your buyer agreement on day one.
One Year Home Warranty. You receive a one year home warranty policy with a minimum value of $499 at no cost to you negotiated on your behalf.
The Cancellation Guarantee. You can cancel your buyer agreement at any time before making an offer if I do not live up to my promises.
First Responder Discount. If you are active or inactive military, active duty police, fire, or rescue you receive a 10% discount on my sales commission. This applies to both buyers and sellers.
Off Market Property Access. As a VIP Buyer you get access to unlisted properties, pre-market homes, coming soon listings, pocket listings, for sale by owner properties, assumable mortgages, new construction opportunities, and bank foreclosures that are not publicly available on Zillow or any consumer listing portal.
Why I Also Have a Mortgage License and Why That Matters Right Now
Most real estate agents only look at one question when evaluating a home. What is this house worth. I look at a different question. How do we put this deal together in the smartest way possible for this specific client.
I hold both an Arizona Realtor license and a mortgage license. In today's market where rates are sitting in the high 6s that combination is genuinely valuable in ways it was not a few years ago.
So much of the negotiation in today's Chandler market is not just about the purchase price anymore. We are looking at interest rates, seller concessions, rate buydowns, financing structures, and assumable mortgages.
