Chandler AZ Real Estate Market Report | October 2026
Every month I pull the freshest numbers straight from the MLS and give you my honest read on what is actually happening in the Chandler real estate market. No algorithms. No Zestimates. No guesswork. Just real numbers from real transactions combined with what I am seeing on the ground every single day. This is your Chandler AZ Real Estate Market Report for October 2026 covering September 2026 activity and I want to give you the most honest picture of this market I can because I think a lot of what you are hearing in the news right now is designed to scare you more than inform you.
What the September 2026 Numbers Actually Say
Here is your complete Chandler AZ market snapshot for September 2026.
Total homes sold: 249. Total active listings right now: 684. Homes under contract: 198. Total expired without selling: 18. Median sale price: $505,000. Average sale price: $592,437. Average list price: $677,979. Average sold price: $617,387. Average days on market: 69. Months of supply: 3.06. Total sales volume: $648,147,600.
Now let me compare that to September 2025 so you can see exactly what has changed. Last year the average list price was $634,786 and the average sold price was $616,380. Average days on market was also 69 — identical to today. Total sales volume was $672,872,805 compared to $648,147,600 this year. That is a sales volume decline of approximately $24.7 million year over year.
What this tells us is that the Chandler market is slightly softer than last year in terms of total volume and average prices but remarkably stable in terms of how long homes are taking to sell. 69 days on market in September 2025 and 69 days on market in September 2026. The pace of the market has not changed. The prices have adjusted modestly.
What the Absorption Rate Means Right Now
Let me explain months of supply the way I always do because I think it is the single most useful number for understanding where this market stands.
Think of Chandler real estate like a grocery store. The absorption rate tells you how fast the store is selling everything on its shelves. At 3.06 months of supply if no new homes came on the market today every existing home would be sold within about three months at the current pace of sales.
A balanced market where neither buyers nor sellers have a significant advantage sits around 5 to 6 months. At 3.06 months Chandler is technically still in sellers market territory. But the honest picture on the ground is more nuanced than that number alone suggests and I want to give you the full story.
What I Am Actually Seeing on the Ground Right Now
Here is my honest October 2026 ground level assessment of the Chandler market.
Chandler is still a great place to buy a home. Even in this current state of the economy Chandler is thriving. The fundamentals that make this city exceptional have not changed. The number one ranked school district in Arizona. The Price Road tech corridor with Intel, Microchip, and PayPal. Outstanding freeway access. Low crime. Well maintained infrastructure. These things do not fluctuate with interest rates or election cycles. They are durable advantages that protect Chandler home values over time.
But I want to be honest with you about what is happening right now because I think you deserve the real picture.
Rates are the highest they have been in approximately three years. That reality is keeping some buyers on the sidelines and giving the buyers who are in the market a level of negotiating leverage they have not had since before the pandemic frenzy. Buyers are moving on quickly right now. If a home does not immediately capture their attention at the right price they scroll past it and move to the next one. The days of buyers settling for the wrong home at the wrong price because they felt desperate are gone.
A lot of what you are hearing in the news about the housing market is designed to scare you more than inform you. The reality in Chandler is more measured. 249 homes sold in September. Only 18 expired. The market is moving. People are buying and selling every single week. It is simply a market that requires more precision and more strategy than it did two or three years ago.
What This Means If You Are Thinking About Selling
If you are thinking about selling your Chandler home right now the data is sending you a very clear message and I want to make sure you hear it.
The gap between what sellers are asking and what buyers are actually paying is significant right now. The average list price in September was $677,979. The average sold price was $617,387. That is a $60,592 gap between asking and closing. Sellers who price based on what they hope their home is worth rather than what the market will actually pay are contributing to that gap and ultimately netting less than sellers who price correctly from day one.
Pricing correctly will net you the most money in this market. Not pricing optimistically and then reducing. Not testing the market. Pricing based on real comparable sales data from September and October 2026 and letting the market respond.
The good news is that when homes are priced correctly they are still moving. Only 18 homes expired in September which tells you that the market is rewarding sellers who get the price right. The sellers who are struggling are almost exclusively the ones who started too high.
I also want to remind you about the 2/1 rate buydown strategy I use for my sellers. Instead of dropping your price I work with my preferred lender to fund a rate buydown that reduces the buyer's rate by 2% in year one and 1% in year two. On a typical Chandler home this saves the buyer over $900 per month in year one. And I advertise that specific rate and payment publicly on Zillow through MyState MLS where buyers can actually see it. Most agents list only on ARMLS where the rules prevent this kind of public advertising. I use both platforms and the difference in buyer attention is real and measurable.
What This Means If You Are Thinking About Buying
If you are a buyer right now I want to give you a perspective that cuts through the noise you are hearing everywhere else.
Yes rates are at their highest point in approximately three years. That is real and it affects your monthly payment. But here is what the news is not telling you.
Chandler home values are down only 1% over the last 12 months. That is not a market in crisis. That is a market taking a modest breather after years of extraordinary appreciation. The buyers who are sitting on the sidelines waiting for rates to drop significantly could be waiting for years. And while they wait Chandler's fundamentals continue to attract employers, families, and California transplants who are still arriving every single week.
You also have negotiating leverage right now that buyers have not had since before the pandemic. Sellers are motivated. Concessions are available. Creative financing including seller funded rate buydowns and assumable mortgages at rates as low as 1.99% through my exclusive VIP Buyer platform can dramatically reduce what your monthly payment actually looks like regardless of what the headline rate is.
My honest advice is this. Find a home you love so much you cannot stop thinking about it. Make sure you can genuinely afford the payment. Plan to stay for five years. And buy it. The market will take care of the rest.
The Bottom Line on Chandler in October 2026
Chandler is not a market in trouble. It is a market that has matured from the frenzied pace of recent years into something that requires more skill, more strategy, and more local expertise to navigate successfully on both sides of the transaction.
249 homes sold in September. 3.06 months of supply. 69 days on market. Only 18 expired. These are the numbers of a healthy functioning real estate market not a market in crisis.
The difference between a great outcome and a disappointing one in this market is almost entirely determined by two things. The price you set if you are selling. The agent you choose if you are buying or selling.
