Now let me compare that to June 2025. Average sold price was $625,439 versus $616,508 today. Average list price was $643,315 versus $680,559 today. Total sales volume was $736,595,531 versus $681,239,716 today. Days on market was 60 in June 2025 versus 59 today essentially unchanged.

Those year over year numbers tell a clear and important story that I am going to break down for you right now.

 

What Is the Absorption Rate and Why Should You Care

I want to talk about something called the absorption rate because most people have never heard of it and it is one of the most important numbers in real estate. I am going to explain it as simply as possible.

Think of the Chandler real estate market like a grocery store. The absorption rate tells you how fast the store is selling its inventory. If the store has 757 items on the shelf and sells 272 items per month it would take about 2.8 months to sell everything if no new items were added. That is your absorption rate.

Chandler's current absorption rate is 3.0 months. Here is what that number means in plain English. If no new homes came on the market today every existing home would be sold within 3 months at the current pace of sales.

A balanced market where neither buyers nor sellers have a significant advantage is generally considered to be around 5 to 6 months of supply. Below that sellers have more power. Above that buyers have more power.

At 3.0 months Chandler is still technically a sellers market but it is not the frenzied sellers market of recent years. It is a market that rewards sellers who price correctly and punishes sellers who do not. And right now a lot of sellers are not pricing correctly.

 

The Number That Should Alarm Every Chandler Seller

I have to be direct about something because I think every Chandler homeowner deserves to hear the honest truth about this market right now.

196 homes expired without selling in June 2026. That is not a typo. One hundred and ninety six homes sat on the market for weeks or months and never sold. Compare that to March 2026 when only 19 homes expired and May 2026 when only 8 homes expired. That jump from 8 to 196 in just a couple of months is one of the most significant market signals I have seen this year.

What does that tell us? It tells us that buyers have options and they are exercising them. With 757 active listings on the market right now buyers are not desperate. They are patient. They are comparing. And they are walking away from homes that are overpriced.

The average list price in June was $680,559 but the average sold price was only $616,508. That is a gap of over $64,000 between what sellers are asking and what buyers are actually paying. That gap is what is causing 196 homes to expire every month.

Sellers who price their home based on what they want or what their Zestimate says are the ones sitting with no offers watching their days on market climb. Sellers who price based on real market data are the ones closing at or near asking price in 59 days or less.

 

What the Numbers Mean for Chandler Buyers Right Now
